Time to Fight For Texas Homeowners!!!

As we watch the four lanes of I-45 inch their way ever northward, it occurs to me that progress is an unstoppable force. What does this mean for our local communities around Lake Conroe Texas? How will this impact life on our lake in the future? After surviving Hurricane Katrina 5 years ago; I like to view things with cautious optimism. This viewpoint, helps me to recognize that from all seemingly; challenging situations comes great, long term opportunity; for those who are prepared to see it.

The Triangle of Scarcity

In Real Estate, there are certain indicators of how your investment will increase in value. One major indicator, everyone is familiar with; is LOCATION, LOCATION, LOCATION.  The FIRST one, that I am going to focus on for this post, concerns Scarcity. The lake being a valued commodity, will become the exact cause of our land’s scarcity. It is thus far, a hidden gem, that is within striking distance of a major US city. The Houston metropolitan area, is only becoming more robust as the years pass. The continued success of the port, and further development of Houston’s diverse economy, will have a direct impact on the surrounding counties and their local economies.

As more successful companies flock to SouthEast Texas; for it’s business friendly environment, our outer lying suburbs will entice families; with great schools, sports programs, and the demand for our wonderful way of life.  Not only do I consider Texas a great place to live, but so do the numbers. Talk about great value for your MONEY!! Try buying the same house in NY or CA. It won’t happen— unless you capitalize on a foreclosure and that’s for an entirely different post.

How Low Can They Go? – Will You miss the boat?

Houstonians, live at the base of the Piney Forest, which is unlike any part of Texas!! Not only that, we rest on the incredible Gulf Coast!!  It is entirely foreseeable, in the not too distant future, that our little Lake Conroe, will need to prepare for the “Scarcity,” I mentioned earlier; coupled with a high demand for the waterfront lifestyle. If those aren’t reason enough to invest in property here, how about my SECOND reason, historically low interest rates???? Are you kidding me?!

Based on historical trends, it’s safe to say, another opportunity like today, won’t come again for a very long time. I am hoping this has prompted you to ask yourself a very important question. In case you have been hidden under a rock, home prices haven’t been this competitive in a while. Yes, Texas has ridden the turbulent wave much better than most of the country, but you can still get good deals out here. In fact, in July of 2009 around Lake Conroe in area 39, the average home sold for $273,947.  July of this year, the average sold was $249,629. That is $25,000 dollars off of last summer. This tells me there are still many hidden gems that are waiting for you to explore.  In case you are wondering there are also more new listings available now, than at this time last year which means it’s becoming a buyer’s market.
